Building Inspection and Report
Completed to Australian Standard 4349.1-2007 by a licensed, experienced and insured Building Inspection Consultant. The consultant completes a visual inspection of accessible areas of the structure and given an assessment in matters such as stability, watertightness and standard of workmanship consistent with age and design. This multi-point inspection is then followed by a comprehensive written report as per the Australian Standard highlighting all findings, concerns and recommendations.
Timber Pest Inspection and Report
Completed to Australian Standard 4349.3-2010 by a licensed, experienced and insured Timber Pest Technician. The technician completes a visual inspection of all accessible areas of the property with the obligation of detecting the presence of current and previous Timber Pest infestations and damage. The inspection results are then specified in detail in a comprehensive written report as per the Australian Standard including all findings, damages and Timber Pest conducive conditions followed by all recommendations (chemical and non-chemical) to remedy infestations and/or prevent future attack.
Strata, Community Title or Neighbourhood Assoc. Report
These are important when buying a unit, townhouse or villa. This inspection is carried out in accordance with Section 108 of the Strata Management Act. The report includes a history of the building, the financial status of the plan, pending building works, special levies, past works history, all expenses for the past 2 years, 10 year budget analysis and SSM Act compliance issues. These include general information on insurances, by-laws, any disputes or areas under investigation and harmony.
In addition to Strata Title, we can provide Community Title or Neighbourhood Association reports as well.
Pool Inspection
A thorough inspection and report on all aspects of the pool including fencing, gates and surrounds with a focus on Safety, construction and equipment. The report will document the current condition (including water quality) highlight areas to address and comment on the maintenance history.
PropertySafe Report
A comprehensive 16 point safety hazard inspection and report of any residential property by a certified safety inspector. The Report identifies hazards that could cause injury to occupants and visitors, providing peace of mind and protection against potential legal claims. The report categorises risks and provides recommendations for repair.
Identification (ID) Survey
The survey shows any encroachments, easements and non-compliance with set back to boundaries as well as identifying the position of any significant improvements in relation to boundaries. Surveys are carried out by licensed and registered surveyors under the Surveyors Act.
Building Completion Report
A Building Completion Report is a post construction inspection to identify any and all defects, incomplete work and/or poor or sub standard finish. The resulting report endeavours to identify if the builder is responsible for any given defect and recommends completion and/or rectification works to be undertaken. It is usual to have a Building Completion Report carried out after practical completion of building works and prior to expiry of standard builders warranty periods.
Valuation Report
A professional assessment of the market value of a property by a certified valuer. The report is based on the general condition of the home (observed via a visit), recent and relevant sales history and other pertinent market data.
Engineers Report
A specialised report focussed on elements of the home and or property that require assessment by a qualified and insured Engineer. Predominantly issues of load bearing capacity, building structure, movement, cracking and other structural issues are commented on. Reports are tailored to the client�s needs.
Boundary Peg Out
Licensed and registered surveyors visit the site and verify the survey information via literally placing identification pegs into the site. This clarifies the boundaries, identifies any encroachments and irregularities.
Plumbing Report
The full plumbing report includes looking at the operational and construction of the plumbing system, including maintenance and what issues may exist over time. It includes the hot water and sewage/drainage systems. The report also includes a full estimated cost breakdown.
Tax Depreciation Report
Depreciation schedules and reports are produced by experienced consultants and/or qualified quantity surveyors who are recognised by the ATO legislation. The report identifies depreciable assets and provides a report on ATO acceptable depreciation expenses.
