How much are the reports?
After property details are obtained including the area, size of the building/property and urgency of the service a quotation is supplied immediately. With buying power and coverage Diamond Property Inspections always endeavour to be competitive.
Is there a discount for combined orders?
In some cities and states it is common practice for providers to offer discounts for combined orders. In each instance if there are discounts available they are passed onto the client in the quotation.
Can quotes be matched or bettered from other services?
Diamond Property Inspections always endeavour to be competitive in both service and pricing. If a comparable service has been quoted near their pricing structure they will match that price to get the business.
Are the inspectors licensed?
Although licensing is not a requirement in a number of states and territories Diamond Property Inspections Diamond only uses licensed builders who have significant and relevant experience. For example Diamond would only use a builder with experience in residential construction and renovation to prepare a pre-purchase inspection report on a house.
Pest inspections are governed by an Australia Standard, but adherence to this standard is not policed. However Diamond reports comply with that standard and the reporting process and templates are verified by the industry’s principal insurer.
All other reports are only undertaken by those who are qualified and sufficiently experienced to enable them to produce the kind of thoroughly comprehensive report Diamond clients expect. For example, plumbers do plumbing reports, electricians do electrical reports, etc.
Do I need a Compliance Report?
In most states if a property is tenanted it must meet relevant government minimum standards. A Compliance Report will check your level of compliance against the requirements and provide recommendations for rectification works required. This will provide a smooth and simple path through to compliance.
Are the inspectors insured?
All inspectors are insured for public liability and professional indemnity. But of equal importance the reports Diamond produce are also insured. In the unlikely event we miss something significant, you’re covered.
Can I talk to the inspector/s?
Yes, you will be given the inspector’s mobile phone number and you are welcome to call and ask questions about the report and property.
Do I have to arrange access (with the agent/vendor) for the inspection/s?
No, in all cases Diamond will arrange direct access to the properties via the agents and/or owners for inspection. You can ask to be informed of this appointment time during the order process.
Can I be present during the inspection?
Yes, in fact you are encouraged to attend the inspection. This will enable the inspector to point out all the issues to you in person and answer questions on the spot. If you know very little about building this can be a very useful experience as you can discuss possible remedial action for any issue that is discovered.
As inspection schedules can change you will need to inform Diamond of your intention to attend the inspection so if the appointment time is changed you will be informed.
When will the inspection/s be done?
With access availability the vast majority of inspections are completed within 24 – 48 hours of order.
How do I receive the report/s?
The reports in most instances are emailed in pdf format to your nominated email address.

Can I buy a copy of a report already done?
Yes, copies of recently furnished reports are available for purchase.
What is included in the report/s?
Australian Standard 4349 identifies what should be included in addition to industry best practice for each style of report.
Can I see a sample/example of the report/s?

Do the reports include photos of defects?
The majority of reports include photos of the property and generally photos of defects and restrictions.
How do I order the report/s?
Reports can be ordered via email, website or over the phone. In each instance we need the following information: Your Name, Address and Contact details including email address, the property address to be inspected, type of report/s needed and access details to the property (real estate agents, etc).
Any concerns you might like addressed during the inspections are noted and lastly we need payment details from you – credit card or direct debit.
